How does billing work?
We bill transparently. The retainer and management fee are due in advance on the 1st of each month. Variable costs such as cleaning, laundry and minor maintenance are covered through the operational reserve with full receipt transparency. Each month, you receive a detailed report outlining gross income, expenses, fees, reserve usage, and net payout.
Why only 30+ night stays?
Short-term rentals under 30 nights are restricted or heavily regulated in many regions and can be legally complex. With 30+ night stays, occupancy is more stable, turnover is lower, and there is significantly less wear and tear from frequent guest rotation. It creates a more predictable and compliant structure for owners.
What happens if no booking comes in?
We offer a 45-day launch guarantee. If no first qualified 30+ night booking occurs within 45 days of go-live, we credit $100 USD toward your next retainer or pause the retainer until the first booking is secured.
Which documents do you need from me?
We require proof of ownership, a copy of your ID, condo or HOA rules (if applicable), current utility meter information, and at least one key or access method. Additional documentation may be required depending on local regulations.
Can I still use my property myself?
Yes. You can block off specific dates in the calendar for personal use. During those periods, we do not accept bookings.
